We can act as your coordinating agent given the opportunity to do so. This means that we would welcome interest from other agents and would not hesitate in giving them a conjunction agreement. We would handle the day-to-day affairs and be able to control price negotiation. A grave mistake many vendors make is to give “open” agency agreements to more than one agent as opposed to the method I have outlined. They think that will increase their chance of finding a buyer; however, it decreases their chance of getting the highest price. The agents will be in a hurry to sell your property before someone else does. The sale becomes the focus, not the price. Remember agents are salespeople and will pressure you to taking what they want you to take for your property. An exclusive agent is not scared of losing the sale and it is important to get the best price for you. The larger agencies do not find this method of marketing (that is acting as a coordinating agent) financially beneficial and often will not be the initiator of a conjunction sale.
